Home Affordability Programs
We will get your bank to come to the table with an offer to make your house more affordable. Many banks are offering programs to help their customers stay in their house by making it more affordable. We will stay on top of your bank to ensure your application is reviewed as expeditiously as possible and in the most favorable light.
Forensic Mortgage Audits
Were you the victim of predatory lending? Did your mortgage broker or home builder violate statutory guidelines? Short Sales

- We preserve the REALTOR® commission. We do not take-over or substitute for the Agent. We do not take any part of the commission. We pay a bonus to the LISTING Agent at the closing. We do not ask the Agent to take any risks by participating in “double-up” transactions.
- We seek complete debt forgiveness from the homeowner’s bank and all other junior lien-holders.

Suggest Bankruptcy
Many believe that bankruptcy is their only option when it comes to stopping a foreclosure. It’s not, in fact, it’s a bad option with many irreversible consequences and should be avoided unless it’s absolutely necessary as an extreme last resort. Bankruptcy is a short-term temporary fix to a much larger problem. Once the paperwork is filed and you’ve been dismissed, you can end up farther in the hole than you were before.
Buy Your House
You’ve seen the signs: “Will buy your house for cash.” These schemes are designed to get you to accept a low-ball offer while they go and solicit a higher offer and then pocket the difference. Many of the tactics used by these “investors” have been outlawed in other states. Texas is considering outlawing these practices as well. A buyer of your house wants to buy it at the lowest possible price. We don’t believe that anyone can represent your best interests while their own interests are served best by the lowest possible sales price. We won’t buy your house because we want to find the buyer who wants to pay the most money for it.
Refer you to an Out-Of-State Phone Bank
You need to be able to look someone in the eye and make sure they understand your unique situation. Come in to our office and meet with one of our counselors face-to-face. They will be with you through every step of the process all the way to close. We believe that there is no way someone who has never met you can negotiate successfully on your behalf. You should be able to shake hands with the person with whom you are sharing your most vital and confidential information.
Try to replace your REALTOR®
You’ve built a relationship of trust based on service and performance with your REALTOR®. We want to work with you AND your REALTOR® to ensure a quick and successful resolution.
Ask your REALTOR® to participate in “double up” transactions that place their license in jeopardy
REALTORS® “double up” when they agree orally or in writing to represent a buyer as their agent to sell a property before the seller actually has purchased the property when the REALTOR® is currently representing the seller. Most of the HSC team is licensed by the Texas Real Estate Commission and as such we respect the profession and would not ask your REALTOR® to do anything that would put their license in jeopardy. We believe that representing a seller in a transaction and then representing the buyer as the seller in an immediately subsequent transaction is a violation of the REALTORS® fiduciary responsibility to the original seller.
